Owning a home is a lifelong dream for many. To turn this dream into reality for the economically weaker sections, the Government of Karnataka, through the Rajiv Gandhi Housing Corporation Limited (RGHCL), has introduced the ‘Nanna Mane’ (My Home) scheme. This initiative aims to provide affordable housing to the Economically Weaker Sections (EWS) and Low-Income Groups (LIG) across the state.

If you are planning to build your own house, here is a comprehensive guide on who is eligible, how much financial assistance you can receive, and the application process.

1. Who is Eligible? (Eligibility Criteria)
To ensure that the benefits reach the most deserving families, the state government has set specific eligibility rules:
- Karnataka Residency: The applicant must be a permanent resident of Karnataka.
- Homeless / Site-less: Neither the applicant nor any of their family members should own a house or a residential site anywhere in the state.
- Income Limits:
- Rural Areas: The family’s annual income must be less than ₹1.20 Lakh.
- Urban Areas: The family’s annual income must be less than ₹3.00 Lakh.
- First-Time Beneficiaries: The applicant must not have received financial aid or housing benefits from any other government housing scheme in the past.
2. Financial Assistance and Subsidy Breakdown
The ‘Nanna Mane’ scheme provides financial aid based on the location (Rural or Urban) and the category of the applicant:
Rural Areas (Gram Panchayat Jurisdiction)
- General and OBC Categories: Eligible for a subsidy ranging from ₹1.20 Lakh to ₹2.00 Lakh.
- SC / ST Categories: Given higher priority, receiving a financial subsidy ranging from ₹1.75 Lakh to ₹3.00 Lakh.
Urban Areas (Municipality / City Corporation Jurisdiction)
- For EWS and LIG categories living in cities and towns, the government provides financial assistance or an interest subsidy on bank loans ranging from approximately ₹2.00 Lakh to ₹3.00 Lakh.
3. Stage-by-Stage Fund Release (Installments)
To ensure transparency and steady progress, the subsidy amount is not given as a lump sum. Instead, it is directly credited to the beneficiary’s bank account in four installments linked to construction milestones:
| Stage | Construction Progress | Fund Release |
| First Installment | Foundation Level | Upon completion of the house foundation. |
| Second Installment | Lintel Level | Upon completion of the walls up to the lintel level. |
| Third Installment | Roofing Level | After the roof slab is successfully cast. |
| Final Installment | Completion | After full construction and uploading the final GPS-tagged photo. |
Note: Every stage requires a physical verification and an online GPS photo upload by designated officials before the next installment is released.
4. Required Documents
Keep the following documents ready before applying for the scheme:
- Identity Proof: Aadhaar Card
- Family Proof: Ration Card (BPL card holds higher priority)
- Income & Caste Certificate: Issued by the competent authority (Tahasildar)
- Domicile Certificate: Proof of permanent residence in Karnataka
